Approved Violations

The following is the new revised list of violations that were approved in the Board of Directors emergency meeting August 4, 2009.  We are distributing them for everyone to familiarize themselves with them, and we suggest that you place them with your By-laws for future reference.  The Violations Committee will have power to place penalty fees if homeowners do not abide by the Rules & Regulations of the HOA by-laws.

Weeds in driveway pavers 7 days
Oil stains in driveway 14 days
House in need of Pressure cleaning 45 days
House in need of painting 45 days
Damaged or destroyed mailbox – needs to be replaced 14 days
House numbers missing from house-unidentifiable 7 days
Portable Basketball hoops stationed in driveway 7 days
Car mechanical work being conducted in driveway 24 hours
Loud Music/parties past 12 a.m. – nuisance 24 hours/holidays excluded
Crashed vehicles in driveway – needs car cover 48 hours
Lawn in need of cutting/landscaping problems 24 hours
Vehicles parked in common areas-top of grass areas IMMEDIATELY
Boats parked outside the house IMMEDIATELY
Incorrectly painted fences (wrong color) 14 days
Wooden fences cut too low, or made higher than 6” 45 days
Loose dogs running in front of residence – no leash. (**this is a county ordinance violation, also enforceable by feed from Miami-Dade County**) IMMEDIATELY (County Ordinance)
Christmas lights left on trees and/or house past January 15th November 15th – January 15th
Hurricane shutters left on homes during non-hurricane threat (when house is occupied by owners) 14 days (Fire Marshall)
Political signs displayed throughout community 24 hours
Clothes hung out to dry-visible from lakes 24 hours
Cars parked in visitors spots for more than 24 hours 24 hours
Trash needs to be in plastic container with lid over it to avoid odors that attract dogs and insects 48 hours
ATV’s (4 wheeler riders) being driven throughout the neighborhood IMMEDIATELY
Loud music from moving vehicles that belong within the community – causes nuisance IMMEDIATELY
Statues are not allowed to be displayed in front or side of home IMMEDIATELY
Trash containers need to be put away the same day after trash is picked up; same goes for recyclables IMMEDIATELY
